Villa Booking Terms & Conditions.

1. Reservations.

Your booking is not confirmed until you receive a

confirmation email from us.

2. Payments.

Full payment is required if arriving within 28 days.

If your arrival date is not within 28 days, you will be billed a

deposit of 25% of the confirmed rate, subject to our

cancellation policy.

The balance is then required 28 days prior to arrival.

For direct bookings, payment is accepted by credit card

(Mastercard and Visa 3.5% uplift) or by direct deposit into our

Australian bank account. Any bank fees are the responsibility

of the guest.

3. Time of Arrival and Departure.

Check in is at 3:00 pm on arrival day and check out is by 10:00

am on the departure day.

4. Number of Guests.

The number of guests staying in the property is not to exceed

the number specified in the booking confirmation.

5. Management Access to Property.

The management has access rights to the property at any

time for necessary maintenance issues or emergencies.

6. Public Services and Liability.

The management is not liable for any utility supply

breakdowns, or other influences such as noise etc outside of

its' control. All efforts will be made to rectify any situation to

the best of our ability.

7. Insurance.

Please ensure that your party has adequate travel insurance

for cancellation, ill health, personal belongings, public liability

etc. The management will not be held responsible for any

accident, injury, loss or damage to property or person,

however caused.

8. Booking Changes by You.

Booking changes are not generally permitted, however we

will determine this on a case by case basis.

9. Booking Cancellation by You.

Any cancellations must be in writing.

More than 28 days: Booking deposit forfeited.

28 Days or less: Rental fee forfeited.

Any unused days due to early departure from Villa cannot be

refunded or credited for further use.

Should any Government, at any time prior to your arrival,

issue a lockdown or lockout situation and you are prevented

from travelling to Bali because of this, you are able to credit

the full value of your booking toward another stay at the

same Villa into the future. The conditions and time limits

related to this further stay will be issued at the time of the

event.

In the unlikely event that we cancel your booking, the full

amount will be refunded.

10. Security Deposit.

An AU$300 security deposit is required when the balance

payment for your booking is due. This will be refunded within

7 days after checkout, less any deductions. The refund will be

in the same manner that the deposit was paid. The renter is

responsible for any breakages or damage to the property.

11. No Party Policy.

Without prior arrangement, there is a no party policy at our

Villas.

12. Accuracy of Information

All information supplied is correct and accurate to the best of

our knowledge.
